If you’ve driven through the intersection of Smallhouse Road and Elrod Road recently, you may have noticed the early signs of change. What was once quieter, more open land is now becoming part of Bowling Green’s next phase of residential growth and naturally, that raises questions.


I’ve already had a few clients ask me: “Is this a good thing?” The short answer? Yes, but like anything in real estate, the full picture matters. 


Let’s walk through what this new residential development actually means for homeowners, buyers, and the future of this part of Bowling Green.


Why This Area Is Growing (and Why It Matters)

Bowling Green has been expanding steadily for years, but not randomly. Growth tends to follow infrastructure, school districts, and accessibility and the Smallhouse/Elrod corridor checks all three boxes.


This area sits right in the path of South Bowling Green’s expansion, connecting easily to Scottsville Road, Nashville Road, and other major routes. For families relocating from places like Nashville, this kind of accessibility is a major draw. They want space, convenience, and newer homes, and this area offers all of it.


I recently worked with a family relocating from Franklin, Tennessee who told me, “We just want a neighborhood where everything feels easy…schools, groceries, getting to work.” That’s exactly the type of buyer this development is designed to attract.

And when that type of buyer enters the market consistently, it shapes everything from pricing to demand.


How This Will Affect Nearby Home Values

One of the most common questions I get from homeowners is whether a new development will hurt or help their property value. The honest answer is: it depends, and there are a few important factors to consider.


In this case, the development is planned to include 30 homes on approximately 5 acres. That level of density means homes will likely be positioned closer together than what we typically see in surrounding neighborhoods. In addition, the minimum square footage is around 850-1000, which is smaller than any of the existing homes nearby. Naturally, this raises a valid concern: 


Will smaller homes nearby impact the value of larger, existing homes? Yes.


These homes will be priced less than the surrounding homes based on current square footage information. And when lower priced homes, even new construction, are built beside larger homes, this will affect those larger homes’ values negatively.


Here’s why.


Real estate is heavily influenced by comparable sales, but buyer perception also plays a significant role. For example, if your home is one of the larger homes in the immediate area, buyers may begin to compare it not only on size and features, but also in relation to the surrounding homes. Some may see it as a standout, while others may feel it is priced higher relative to its immediate surroundings. Ultimately, what a buyer is willing to pay is shaped by both data and perception, and once a home sells, it becomes a comparable that can influence future values.


That said, what matters even more is what happens after the development is complete.

New construction typically introduces updated layouts, modern finishes, and a higher price per square foot. When those homes begin to sell, they establish a new set of comparable sales for the area. Appraisers and agents will pull from these recent sales when evaluating nearby properties, which can affect values from a broader, market-level perspective.


It’s also important to remember that South Warren continues to be one of the most desirable areas in Bowling Green. Demand plays a powerful role in value. I’ve seen this firsthand in other parts of South Warren, areas that once felt like they were on the outskirts quickly became some of the most sought-after locations once surrounding developments were completed. Homeowners who were initially uncertain often found themselves in a much stronger equity position just a few years later.


As this area continues to grow and fill in, it will likely transition from feeling like the “edge of town” to becoming a more established and connected part of the community. That shift alone can have a meaningful impact on long-term property value.


Of course, there will be a temporary adjustment period. Construction traffic, noise, and general disruption can create short-term hesitation for some buyers. But that phase is just that… temporary. The long-term impact is what truly shapes value, and in growing areas like this, the trend tends to favor appreciation over time.


What About Traffic?

Now, let’s talk about the question everyone is thinking but doesn’t always want to ask: traffic.


There’s no way around it; additional homes will bring additional cars. The Smallhouse and Elrod corridor already experiences busier periods during peak hours, and this development will contribute to that.


However, this is where long-term planning becomes important.


The city and county are well aware of the growth happening in this area. In fact, there are already plans in motion to improve infrastructure, including road widening, added turn lanes, and better traffic flow design. These improvements are not reactive, they are part of a broader strategy to support the growth that’s already underway.


In other words, yes, you may see an increase in traffic, but you’ll also see improvements that make the area more accessible and functional over time.


Why the City Approved This Development

From a planning perspective, this development makes a lot of sense.


Bowling Green is experiencing steady population growth, driven by job opportunities, affordability, and quality of life. With that growth comes a clear need: more housing.

The city isn’t just approving developments randomly…they are directing growth into areas that can support it. That includes locations with access to major roads, proximity to schools, and the ability to expand infrastructure alongside new housing.


The Smallhouse/Elrod area fits perfectly into that strategy. The goal is to help first time home buyers get into a home and start building equity. It will help relieve the flooded rental housing market as well. Currently, there is a gap between the ability to afford a starter home and renting a home. These homes are being sized to accommodate that gap.


When I explain this to clients, I often say: “Follow where the city is investing.” Because where the city invests, in roads, planning, and development, is usually where long-term value follows.


What This Means for You

If you already own a home near this development, this is likely a long-term positive shift for your equity. While there may be a short adjustment period during construction, the overall trajectory of the area is moving toward increased demand and desirability.


If you’re a buyer, this is the kind of opportunity you want to pay attention to. Buying in a growing area (before it fully matures) can position you well for future appreciation.

And if you’re relocating to Bowling Green, this is exactly the type of area I would encourage you to explore. It offers the balance most families are looking for: newer homes, convenient access, and a community that is clearly continuing to grow.
